The June market in the Greater Edmonton Area brought a steady rhythm as we stepped into summer—still active, still strong, but starting to show a few signs of settling into a more balanced.

Well, Edmonton, it looks like 2025 is off to an exciting start in the real estate world! January is usually a slow, cozy month when most people are still recovering from holiday expenses and hibernating from the cold. ❄️ But this year? The market had other plans!
Let’s dive into the numbers and see what’s really happening.
January saw 1,597 homes change hands in the Greater Edmonton Area (GEA)—that’s 12.1% more than December and 11.2% more than last January. Not too shabby for what’s usually a quieter month!
But the real surprise? New listings skyrocketed—2,452 fresh listings hit the market, up a whopping 83.5% from December and 12.9% higher than last year. That means more choices for buyers who were waiting for the right home to pop up.
However, even with all these new listings, inventory (the number of homes available) is still lower than last year—down 18.2% from January 2024. So, while we’ve got more options than last month, the market is still moving fast!
Different property types saw some interesting shifts:
✅ Detached Homes: 856 sold—up 3.9% from December, but slightly down 2.4% from last year.
✅ Semi-Detached (Duplexes): These were hot! 200 sold—up 22.0% from last month and 41.8% from last year.
✅ Row/Townhouses: Also seeing solid demand—sales rose 8.8% from December and 21.8% year-over-year.
✅ Condos: Big comeback! Sales jumped 36.0% from January 2024 and 39.1% from December. Looks like condos are finally getting their moment again!
Good news for sellers—prices are holding strong!
🏠 Average home price: $438,278 (+0.8% from December, +9.9% from last year)
🏡 Detached homes: $561,282 (+4.2% monthly, +16.2% yearly)
🏘 Semi-detached: $420,844 (+3.0% monthly, +11.2% yearly)
🏢 Row/townhouses: $311,866 (+6.6% monthly, +15.8% yearly)
🏗 Condos: $202,663 (-0.8% from December, but still +4.9% from last year!)
Detached homes and townhouses are leading the price growth, while condos remain the most affordable option—great news for first-time buyers or investors looking to get in at a reasonable price!
The MLS® Home Price Index (HPI) benchmark (a more stable way to track price trends) came in at $419,200, up 3.8% from December and 12.0% from last year. That’s a strong sign that Edmonton’s market is staying solid.
On average, homes took 48 days to sell—a little longer than December (+4 days) but 11 days faster than last year.

So, while things are moving at a steady pace, the increased listings might be giving buyers a bit more time to make their decisions—except for townhouses, which seem to be getting snapped up quickly!
REALTORS® Association of Edmonton Board Chair Darlene Reid summed it up perfectly: January brought an unexpected surge in new listings, making for a busier-than-usual start to the year. But will this trend continue? That’s the big question!
